    No pros whatsoever.

    The room was damp and filthy. Dirty carpets, cracks in the sink and on the cover of the bathroom ceiling light cover, NO hot water so we could not shower, when we tried the shower the water did not drain, the room smelled so badly we could not sleep. I kept my scarf over my face all night. My daughters were ill the next day. We could not get another room or we would have left immediately. We chose this site because it was in an area I am familiar with. Instead, it was a horrible experience. We were supposed to stay 2 nights but we left as quickly as we could after one night. We did send reviews to Trivago, Travel Advisor, but these were taken down as soon as we posted them. Owner was rude and unresponsive to our concerns. This is a one star location at best, not even close to a three. We asked for a refund of the second night stay and were refused as the stay was prepaid. A complete disappointment.

    In general: This hotel is terrible. The wifi is slow, the hotel is a dump, it isn't close enough to the city center to be worth it. Location and surroundings: Pretty neighbourhood, dingy looking house on a dingy looking street. Service: The host was awful. Next level awful. He was a huge jerk, a borderline con artist and he mocked me for asking for a new room. He mocked me again for asking why I couldn't get hot water, why the shower was flooded and if there was anything he could do. He also spoke bad English and didn't seem to understand what I wanted. Was overall extremely disrespectful. Dining: Breakfast was extra, we didn't want to buy it because the rest of our experience had already been the pits. Sports and leisure: None. Literally none. Room: Our room (the second one we were put in because the first one was damp and activated my chronic bronchitis) was DISGUSTING. I have lived in dorms, I've roughed it, I've gone camping, but this take the cake as the worst place I've EVER spent a night. I'd rather sleep in a cardboard box, at least that's free. Rooms had dusty carpets, broken curtains, the room stank of wet paint to the point that my mom found it hard to breathe. And then the bathroom had a jagged crack in the sink, the shower was freezing and flooded, the fan was too loud to hear over and it was crawling with bugs. Useful tips: Go somewhere else. ANYWHERE ELSE!

    Nice neighborhood, close to Royal Botanic Gardens. Fairly inexpensive.

    No microwave or minibar in room. Better off getting free wi-fi and less expensive breakfast down the street in Stockbridge. Our room had peeling paint and loose floor tile in bathroom. Shower leaked despite best efforts at fixing the door strips, and too short for anyone over 5'7". No changing area and pretty squeezed in with double bed in room # 10. Heat went off at 9am and came back on around 4pm. A few steps above staying in a hostel.

    Cozy, clean room close to most things. I walked most of the city but there was easy bus stops very close and a nice riverwalk nearby. Feels like your a local staying here.

    Where do I start?!! 1, The Owner: Desperatley needs to undertake professional training in the requirements of accommodation / guest houses, inlcuding hospitality requirements and throw in a crash course in public relations. 2. The Room: Anyone who chooses dark brown paint on a wall for a room that has a long narrow window,doesn't understand basic interior decorating, the wardrobe is 70cm x 40cm and contained 5 coat hangers for 2 people. It was impossible to slide the curtain across the window. 3. Dining Room: Desperately in need of redecoration. Large hole in the ceiling partially covered with ply board. Furniture more attuned to a Charity Shop (no offense to charity shop!). Breakfast plates were served on an old timber table, a place mat would of it more appealing. No formal lounge where guests could exchange pleasantries or read the paper. I could have said a lot more but would exceed 300 words. Of all our worldy travels it is the only guest house we couldn't wait to leave.

    Lovely guest house, competitive price, 15 minutes walk to the city center, 20min taxi drive from the airport (20gbp).

    Fabulous

    The room was big and comfortable, extra blankets and pillows were supplied by the friendly staff. Room was very warm in the cold weather.

    The internet was intermittent at best. The lack of parking was disappointing.

    Rooms were clean and comfortable. I liked the style of the old fashioned furniture with modern colours and bedding. Perfect location for the prie only 15min walk.

    Would have preferred cooked breakfast but not really a concern.

    Fabulous

    Had a problem with another guest making noise all through the night. Management asked them to leave the next day. They were very good as they challenged the poor behaviour to the benefit of the other guests.

    Wifi on the top floor was hit and miss. Room was a little cold & could not turn up the heating. Apart from that all good and I'd deffo use them again.

    the hotel has a fair price for Edinburgh and it is clean and quiet.

    The hotel is quite far from the centre. I went there in winter and it was not heated enough, also the water in the bathroom was quite cold. The worst thing is that they make you pay a charge of 10 GBP for late check in! and for late they mean after 10pm. Never experienced such thing in any other hotel or guest house.

    Personnel really concerned about giving you as much as possible in order to have a great stay. The location was great, walking distance from downtown (15 minutes) and at the same time in a very nice residential area close to markets and coffee shops. I would definitely recommend the place to friends and family.

    Fabulous

    Situated in a quiet area of Edinburgh with a small shopping street at the end of the street, its a 10 minutes walk to the Princess Street, the city centre shopping street and the Castle, one minute walk from a bus stop that brings you to Waverley Bridge train station (5 minutes drive). Rooms are very cleam, bathroom with toilet is small but very clean. Very nice place to stay, and during our stay, no noisy people during the night. We have been in much more expensive hotels, with less comfort or less clean rooms..

    We were in the top floor, and the wifi internet connection was poor..Perhaps another wifi router or repeater on floor one or two....
